3 Things to Consider Before Buying an Older Home

Older homes have an allure that newly constructed homes sometimes lack. Even if you don’t know a property’s backstory, you assume that there is one and that it’s most likely charming. The architecture is reminiscent of days past, and small details like doorknobs and light fixtures appear unique. But before you dedicate an entire Pinterest board to historical home décor, take the time to read over these 3 things to consider before moving forward with your purchase.

Are You Renovating?

The hosts on HGTV and DIY make it look easy to rearrange the entire interior of a home to meet the needs of the new owners, but in reality, the process is expensive and limited. It’s best to have a contractor (preferably one who specializes in restoring older homes) look at the home first to determine which projects are possible. Some older homes may have flooring or foundation issues that need to be addressed before any renovation can take place.

Do You Lead a Modern Lifestyle?

Homes that were built before the 1950s weren’t concerned with having accessible power outlets for giant televisions, powerful home computers, and wifi routers. Have an electrician check the home’s wiring to see if an upgrade is warranted. Depending on the home’s structure, you may find that your oversized, super plush furniture has a hard time fitting through the narrower doorframes of yesteryear. Open floorplans weren’t as en vogue then as they are now, so easily migrating your furniture from room to room might not be as simple as you think.

Are the Sellers Hiding Something?

Is the price too good to be true? Maybe. Perhaps the current owners priced a slew of renovations themselves and decided to cut their losses. Or maybe the upkeep required to keep an older or historic home in peak condition was more work than they had anticipated. Listen to your real estate agent’s advice on whether or not the property works for your lifestyle.
